This house is finished with high-quality furnishings and fittings including a fully equipped european style kitchen and fitted wood cabinetry. The ground floor is the main living area and offers ample space for open-plan living and dining with a kitchen and a laundry room added for your convenience. The first floor is home to two of the three bedrooms. These are spacious, measuring 35sqm. The bedroom at the back has a well-appointed en-suite with walk-in shower, whilst the master is at the front, overlooking the central pool area, this has a larger en-suite, but has the added benefit of a large balcony. The top floor houses the third bedroom with en-suite at the rear. The remainder of the floor is a large terrace, providing excellent space for dining and enjoying the outdoors.
The gated secured estate has parking, gym and children's playground. A large swimming pool with a sundeck and sun loungers by the side. There is also a kid's pool and a SPA pool for up to 12 people. The playground is ideal to entertain.
Electric usage of 30 kw/day is included, extra will be charged at 7 baht/kw. Water usage is included in the price.
Cleaning service during the stay is not included, but can be arranged at an extra fee. Cost is 1800 baht and includes linen and towels change. Please book 48 hours in advance.
Late check in is available on request free of charge.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿15,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.
Discounted bookings are non-refundable

Rules
This house is a private home, we expect our guests to respect our place and follow the Residence’s rules. Garbage must be taken to the garbage area to avoid insects and bad odors. Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the house, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets allowed. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. Fireworks and lanterns are not allowed as they are a fire hazard.
Total number of occupants should not exceed the quoted number unless agreed.
