For bookings of 4 weeks and longer, electricity usage is not included in the rate and charged separately at 7 baht per kWh. To keep the electricity cost down please close windows when the AC is on and turn off all lights when leaving. Cleaning service during the stay is available upon request for an additional fee.Late check-in is available upon request at no extra charge.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿5,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.

Strictly non smoking policy. If smoking inside the property we will charge a minimum of 5,000 baht fee.
No smelly cooking.
No shoes inside the property. All garbage and perishables must be disposed of and dishes washed before departure.
Children must be supervised, specially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. BBQ, fireworks and lanterns are not allowed as they are fire hazard.
Cleaning is not included in the price, cleaning will be charged 600 baht if required. Please book your cleaning with minimum 24 hours advance notice.
Quiet hours are between 10pm and 8am
No pets allowed
Total number of occupants will not exceed the quoted number unless agreed.
