The Villa is spacious and bright, tastefully furnished with a living room, Western kitchen, poolside deck with loungers, swimming pool and covered secure car parking. Surrounded by exquisite landscape, the property gives you a sense of tropical luxury living.
Three comfortable bedrooms are well appointed and all come with en-suite bathrooms, offering comfortable bedding and air conditioning. Two of the bedrooms have direct pool access to the pool. Adjacent to the living area with seating sofas and a dining table there is a fully equipped kitchen, which is perfect for self-catering.
The private 4x10m pool is the highlight of the villa. You’ll love spending blissful hours on the loungers, soaking up the sun, getting lost in your book, and taking dips to cool off. Shady furnished patio next to the pool is a perfect spot for socializing and having snacks or cocktails outside the house.
Daily housekeeping service is already included in the price. The maid will clean and also can prepare breakfast in the mornings on request. The cost of the groceries for breakfast and any other shopping done is not included in the rate and will be charged with a shopping-delivery surcharge of 15%.
PLEASE NOTE. Electricity usage is not included in the rate and will be charged at 7 THB/kw. Be wise and turn off all the ACs and lights when you leave the villa.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿15,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.
Discounted bookings are non-refundable

Rules
This villa is a private home, we expect our guests to respect our place and follow the House rules.
Garbage must be taken to the garbage area to avoid insects and bad odors.
Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the house, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities.
Total number of occupants should not exceed the quoted number unless agreed.
