On the ground floor, there is an open-plan living area with a dining table and a kitchen, as well as a lounge with a leather sofa facing a semi-covered pool. The kitchen is fully equipped with everything you need for self-catering, whether it be a quick breakfast or a dinner meal.
The first floor offers two spacious en-suite bedrooms. The master bedroom has a private balcony with chairs and also boasts a Jacuzzi bathtub in the bathroom.
The top floor offers a spacious terrace and features a sundeck with loungers and beautiful views of the city, Andaman Sea, and surrounding mountains. Shady sala with outdoor furniture creates a peaceful personal space to enjoy the outdoors, relax, and entertain.
PLEASE NOTE. Electric usage is not included in the rate and will be charged at 10 baht per kw used plus 100THB/night. We will meet you and collect Security Deposit for electric usage on arrival.
Cleaning service during your stay is not included in the price but can be arranged for an extra fee. The cost is 1500 baht and includes a change of linen and towels. Please book 48 hours in advance. Late check-in is available on request.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿10,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.

Rules
This house is a private home, we expect our guests to respect our place and follow the Residence’s rules.
Garbage must be taken to the garbage area to avoid insects and bad odors. Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the house, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets allowed. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. Fireworks and lanterns are not allowed as they are a fire hazard.
Total number of occupants should not exceed the quoted number unless agreed.
