The apartment is air-conditioned and has everything you need for a perfect holiday. It includes a comfortable bedroom, a living room with a sofa and TV with cable channels, a well-equipped kitchen, and a dining area. Private WiFi is available for work or entertainment.
The living area opens onto a furnished balcony where you can enjoy cool breezes and stunning mountain and sea views. Evenings are a real treat as you relax and watch the colorful sunsets over Kata Bay. The kitchen is ideal for self-catering and comes with cutlery, kitchenware, a large refrigerator, stovetop, toaster, microwave, and kettle.
Guests have free access to the amenities at Kata Ocean View Residence, including several outdoor pools, sun decks with loungers, free parking, 24-hour security, and CCTV.
The Santosa Spa & Wellness Center is a part of the complex and offers a range of spa treatments, yoga classes, a gym, ice baths, and a sauna (not included in the price). There is also a coffee shop, juice bar, and vegan restaurant onsite, where you can enjoy healthy meals while admiring views of the Andaman Sea and the lush greenery.
PLEASE NOTE: For bookings 14 nights and longer, electricity and water usage are charged separately at 7 baht per kWh for electric and 100 baht per unit for water. Please be mindful to close windows when the AC is on and turn off all lights when leaving.
Cleaning service during your stay is available upon request for an additional fee of 750 baht, including a change of linen and towels (advance booking is required). Late check-in is available upon request at no extra charge.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿5,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.
Discounted bookings are non-refundable

This apartment is a private home, we expect our guests to respect our place and follow the Condo's rules.
Garbage must be taken to the garbage area to avoid insects and bad odors.
Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the apartment, we will charge a minimum of 5000 baht/room fee.
No parties or events, quiet hours 10pm-8am. No pets. No shoes inside.
Total number of occupants should not exceed the quoted number unless agreed.
