Inside, the villa boasts a spacious open-plan living and dining area with a fully equipped kitchen, perfect for relaxing or preparing meals. The living area features comfortable seating, a Smart TV, air conditioning, and Wi-Fi for both entertainment and remote work. The kitchen comes with everything you'll need, including an electric stove, oven, microwave, kettle, toaster, and cookware.
The main building houses the master bedroom with an en-suite bathroom and wardrobe. Two additional bedrooms with queen beds share a separate bathroom. The fourth bedroom is located in a separate pavilion with its own en-suite bathroom and walk-in shower, ideal for a couple or children.
Outside, you'll find a covered patio with jacuzzi tub and seating area near the salt water pool, offering the perfect space to unwind and enjoy the tropical surroundings.
Please note. Electricity usage of 30 kw/day is included in the price, with extra usage charged at 7 baht/kw. Please close windows and doors when using the AC, and turn off lights and the AC when you're not at home.
A cleaning service is available at an extra fee of 2500 baht, which includes linen and towel changes. Advance booking is required.
Late check-in is available free of charge upon request.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿20,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 30 days prior to check in on Full rate (no discount) bookings.

This Villa is a private home, we expect our guests to respect our place and follow the Estate rules.
Garbage must be taken to the garbage area to avoid insects and bad odors.
Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the house, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. Fireworks and lanterns are not allowed as they are a fire hazard.
Total number of occupants should not exceed the quoted number unless agreed.
