Inside, the house features a spacious open-plan living and dining area, along with a fully equipped kitchen—ideal for relaxing or preparing meals. The living area opens up to the pool deck and includes comfortable seating, a TV, air conditioning, and private Wi-Fi, perfect for both entertainment and remote work.
The kitchen is stocked with everything you’ll need, including a stove, oven, microwave, kettle, toaster, dishwasher, and cookware. There is a washer as well, making it ideal for longer stays.
The villa includes three bedrooms, each with an en-suite bathroom, air conditioning, a TV, and a wardrobe. One of the bedrooms has a crib, making it perfect for families with a small child.
The highlight of the villa is the private pool and sundeck with loungers, offering the perfect spot to relax, enjoy evening cocktails, or read a book. A BBQ is also available for your use, making it easy to enjoy outdoor dining.
Electricity usage is not included in the rate and will be charged separately at 7 THB per kWh. We will meet you upon arrival to collect a security deposit for electricity usage.
Cleaning service during your stay is not included in the price but can be arranged for an extra fee. The cost is 1800 baht and includes a change of linen and towels. Please book 48 hours in advance. Late check-in is available on request.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿10,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.

House rules:
This villa is a private home, we expect our guests to respect our place and follow the House rules.
Garbage must be taken to the designated garbage area to avoid insects and bad odors.
Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the apartment, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets. No shoes inside.
Children must be supervised, especially around pool areas.
Total number of occupants should not exceed the quoted number unless agreed.
Damage deposit has to be paid on arrival is 10000 baht.
