The open-plan living and dining area seamlessly connects to a fully equipped kitchen, complete with a stovetop, refrigerator, dishwasher, microwave, cutlery, and kitchenware. Floor-to-ceiling windows flood the space with natural light and offer pool views, creating a true tropical living experience. The living area includes comfortable seating, a Smart TV, air conditioning, and Wi-Fi—perfect for both relaxation and remote work.
The main building houses the en-suite master bedroom (with direct pool access) and a guest bedroom. A separate pavilion features a third en-suite bedroom with a walk-in shower, ideal for a couple or children.
Outside, the covered patio by the pool includes a dining area, perfect for evening meals or cocktails. The spacious pool deck offers loungers for sunbathing, while the private pool invites you to unwind in the tropical climate.
Please close windows and doors when using the AC, and turn off lights and the AC when you're leaving.
Cleaning service during your stay is not included in the price but can be arranged for an extra fee.
Late check-in is available free of charge upon request.
Please be aware that there is currently a construction site adjacent to the villa. Noise will be audible during daytime working hours. We apologize for any inconvenience and appreciate your understanding.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿10,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.
Discounted bookings are non-refundable

This apartment is a private home, we expect our guests to respect our place and follow the Condo's rules.
Garbage must be taken to the garbage area to avoid insects and bad odors.
Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the apartment, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. Fireworks and lanterns are not allowed as they are a fire hazard.
Total number of occupants should not exceed the quoted number unless agreed.
All guests need to send us copies of their passports at the time of booking.
