The house offers 170 sqm of living space across three floors. Guests have to make just a few steps to one of the estate's swimming pools from the living room/kitchen area on the ground floor.
On the main floor there is open plan living with a large family room with a Smart TV, comfortable sofa, dining area and a fully equipped European style kitchen. In the back there is a room with a washing machine that is ideal for longer stays.
On the second floor, you’ll find two spacious bedrooms. One of which has a balcony overlooking the residence. And on the third floor another bedroom connected to a spacious patio with outdoor furniture and sun loungers. All bedrooms have en-suite bathrooms and the house is air-conditioned throughout.
You will find happiness and harmony at AP Grand Residence, a delightful complex that blends the colors of the forest with a full range of facilities such as a playground, swimming pool, kids pool, SPA pool for 12 people, landscaped garden, free parking and 24 hour security on-site.
Electric usage 30 kw/day is included in the price, extra usage will be charged at 7 baht per unit.
Daily cleaning service during your stay is not included, cost is 1800 baht (includes the change of bed linen and towels).
Late check-in is also available on request free of charge.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. A separate refundable damage deposit is required in the amount of ฿15,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file upon arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We offer free cancellation until 14 days prior to check in on Full rate (no discount) bookings.
If you cancel between 8-13 days prior to check in, we offer a 50% refund.
Cancellations within 7 days of check in are non-refundable.
Discounted bookings are non-refundable

Rules
This house is a private home, we expect our guests to respect our place and follow the Residence’s rules. Garbage must be taken to the garbage area to avoid insects and bad odors. Kitchen utensils and dishes must be washed daily and before check out for sanitary reasons.
Strictly non smoking policy. If smoking inside the house, we will charge a minimum of 5000 baht/bedroom fee.
No parties or events, quiet hours 10pm-8am. No pets allowed. No shoes inside.
Children must be supervised, especially around pool areas. Running and diving are not allowed as any other dangerous or unsafe activities. Fireworks and lanterns are not allowed as they are a fire hazard.
Total number of occupants should not exceed the quoted number unless agreed.
